Psychologists say that we make up our minds about a person within the first fifteen seconds of meeting them. And the same is true when viewing a house. Some prospective buyer will have made up their mind before they’ve even walked through your front door.

Make sure your listing’s first impression is a lasting one.

Today, buyers get their first impressions from the listing photographs.

How good your listing photos are could be the deciding factor to whether the buyer will visit your listing or not.

Today, over 90% of home buyers use the Internet to search for homes, and 50%  used a mobile device to search for homes.

Buyers rank home photos as the No. 1 valuable web site feature — even more valuable than the home description, according to the 2014 National Association of REALTORS®’ 2014 Home Buyers and Sellers Profile.

Research indicates that great looking photos translate to more showings, fewer days on the market, and even a higher sales price.


Below are some general guidelines that will help to ensure that your photos turn out beautiful, increasing the likelihood that you will be able to sell your home or property more quickly.

The more you prepare your home before the photographer arrives, the better the listing photos are going to look.

One of the most important tip to keep in mind is “Less is More”

Clean space is more appealing. Get rid of anything that is cluttering the room, and when you think you are done… continue working to get rid of a few more items in the room.

The goal is to create a stylish, generic room in which the buyer can picture themselves living in. If you include too many personal effects, such as photos and knickknacks, then it makes it more difficult for the buyer to imagine their own things in the room. So, get rid of the distractions and eliminate any clutter.

General Tips for All Areas of the Home

  • Wash windows or have them done.
  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clear counter tops).
  • Turn all overhead lights and lamps on.
  • Replace all burned out light bulbs.
  • Use bulbs of the same temperature (i.e., all incandescent or all compact fluorescent).
  • Turn ceiling fans off.
  • Turn TVs off.
  • Turn computer screens off.
  • Move laptops, routers, cables, etc. from view.
  • Open blinds/window treatments to let outside light in.
  • Remove personal photographs (or replace with general landscape/object photographs).
  • Make all beds. Purchase new comforters/spreads if possible. It shows a well-kept, excellent home.
  • Remove small floor rugs to reveal actual flooring.
  • Place all shoes/jackets in closets.
  • Remove exercise equipment.

Front Exterior—The first photo buyers usually see.

  • Close garage doors.
  • Remove cars from driveway and front of home.
  • Clean up landscaping (mow, trim shrubs, clear leaves).
  • Remove empty planters.
  • Use broom to remove cobwebs from eaves and door frames.
  • Remove visible water hoses.
  • Remove toys, sports balls, basketball goals, soccer goals, etc.


  • Clean lanai, tidy up outdoor tables/chairs/cushions. Pillows/cushions should be fresh, not faded.
  • Clear out kid’s toys
  • Clean pool.
  • Remove pool vacuum/cleaner hose.
  • Hide pool cleaning supplies.
  • Turn on pool fountains/water features.
  • Remove visible water hoses.
  • Remove trash cans.

Kitchen—As a potential focal point, the kitchen deserves attention to detail.

  • Clear counter tops completely. No knife blocks, baking supplies, mail, etc.
  • Leave out max of one small appliance (ex. coffee maker).
  • Clear outside of refrigerator of magnets, papers, photos, etc.
  • Hide garbage cans in pantry or closet.
  • Remove dishes from sink, place in dishwasher.

Dining Room—Allow buyers to imagine a nice family meal.

  • Clear table, dust and polish the table top.
  • Use decorative place setting if available.
  • Feature one center piece such as a bouquet of flowers. (Fresh flowers are impressive.)
  • Straighten all chairs and space them evenly.
  • Remove child seats/booster chairs.

Living/Family Room—The space to enjoy conversation and spend time with family.

  • Remove stacks of magazines, papers, mail, etc.
  • Put away all remotes
  • Fluff and arrange furniture pillows.
  • Remove kid’s toys.


  • Make bed, include decorative pillows/shams if available. (New bedding is always impressive!)
  • Press, straighten bed linens and bed skirts.
  • Clear nightstands of all personal items.
  • Store away phone/tablet charging cables.
  • Remove all clutter from top of dressers.
  • Remove family photos from walls.
  • Clean under bed, removing items that may show in the photos.


  • Should be spa-like, clear of all personal items.
  • Clear counter tops completely. No soap, toothbrushes, medications, etc.
  • Put toilet seats down.
  • Close closet doors.
  • Remove shampoo, soap, razors, etc. from showers and tubs.
  • Leave out neatly folded fresh and matching towels.
  • Remove floor mats.
  • Remove trash cans.
  • Remove bathrobes and towels from back of doors.


    • Presence should be minimized. Unfortunately, not everyone is a lover of four-legged friends.
    • Place food and water bowls in pantry or closet.
    • Place pet beds/toys in pantry or closet.
    • Use lint roller on furniture to remove pet hair.
    • Contain pets in hidden crate or outside.

Clear back yard of pet waste/toys.
